All the Documents You Need — In One Place

There’s all kinds of paperwork associated with owning or renting a house in our community. From by-laws to statutes, feel free to download any forms and documents you need from our site. The Lakeport Homeowners Association is happy to provide a service that helps improve community living. Carefully review all our forms, and contact our management company, MJS, or us if you need any assistance.

The By-Laws govern how the Homeowners' Association (HOA) operates and contain the information needed to run the HOA. For example, the bylaws cover matters such as:

  • How often the HOA holds meetings

  • How the meetings are conducted

  • The duties of the various offices of the board of directors

  • How many people are on the board, and

  • Membership voting rights

The Declaration of Covenants, Conditions, Restrictions, Easements, Charges, and Liens (also referred to as "The Declaration") is the legal document that lays out the guidelines for the community.

 

The Declaration is recorded in the Richland County records, and all aspects of this document are legally binding. This means that when you purchase a lot or a home in this community, you automatically become a member of the HOA, and are legally bound to follow all of the neighborhood's rules.

Basically, the Declaration constitutes the rules of our neighborhood. They govern what you can, can't, or must do with respect to your home. For example, the Declaration requires you to keep your garage door closed and prohibits certain types of landscaping. This document also regulates things like:

  • Basketball hoops

  • Fences

  • TV antennas/satellite dishes

  • Underground pet fences, and

  • Garbage cans

In addition to the rules contained within The Declaration, the community also has specific Regulations which must be followed to ensure that the community exists in a harmonious manner.

Lakeport offers a Pool for use by homeowners. This document lays out the rules of the pool, as well as information on how to properly use the pool for your next family outing.

Lakeport offers a Cabana for homeowners and their guests to reserve online. This document lays out the rules for using and reserving the cabana for your next family event.

Lakeport has a dock available for temporary use by homeowners with boats. This document lays out the rules of using the dock in a way that is equitable for everyone.

Do you want to put in a fence, paint your front door and shutters a different color, add a storm door, or add a screened-in porch to your back yard? This is the form for you!

The Board of Directors supports and encourages homeowners making improvements to their property. However, all homeowners are required to submit an Architectural Review Application, and receive written approval in the mail via an Architectural Decision Letter,  before making improvements to their property. 

 

Please note that, per The Declaration, construction of anything not approved in writing by the Architectural Review Board is a violation of the rules of the Lakeport Homeowners' Association (HOA), and can subject the homeowner in violation to fines from the HOA, in addition to removal of the unauthorized structure at the HOA's discretion.


The Architectural Review Process is used to ensure that all improvements to properties are done within the HOA's Architectural Guidelines, which protects and enhances property value for everyone.

All members of our community are entitled to submit Violation Forms to help keep our neighborhood a great place to live.


The Board of Directors encourages you to talk to your neighbors before submitting a Violation Form, but realize that sometimes submitting a Violation Form is inevitable. All Violation Forms are submitted anonymously. The Board of Directors does not know the name of the person who submitted the violation, as MJS removes their name before sending the Violation Form to the Board. 


All Violation Forms are reviewed by a member of the Board of Directors, prior to being sent to the homeowner in violation.
